POOLER, Ga. — Another big block of warehouse space is headed for the Savannah area, after SunCap Property Group bought 65 acres in Pooler to build a two-building distribution campus it calls Pine Meadow Logistics Park.

The site sits where Pine Meadow Drive meets Pine Barren Road. At full build-out the project will total 959,822 square feet, split between a cross-dock building of 606,323 square feet and a rear-load facility of 353,499 square feet. SunCap expects both buildings to be finished by October 2027, and Colliers Savannah will handle leasing.

Location is the selling point. The tract is a short drive from Interstate 95 and Interstate 16 and from the Garden City Terminal, the largest single container terminal in the Western Hemisphere. Pooler is its own city in Chatham County, about 12 miles west of downtown Savannah.

The timing lines up with port growth. Georgia Ports Authority leaders said Wednesday at the yearly State of the Port address that federal regulators approved the permit for a 3.5 million TEU terminal on Hutchison Island, part of a plan to lift Savannah capacity to 12 million TEU from about 7.75 million. The authority also carries a self-funded investment plan of nearly $5 billion over the next decade.

Freight already moves through Savannah at high volume: the port handles about 15,000 truck gate moves a day, 42 double-stack trains a week and 40 ship calls weekly, by the authority’s count. Construction on the Hutchison Island terminal is set to start in January 2028, a few months after SunCap plans to open its Pine Meadow buildings.
