Bryan McClure of ROI Real Estate is overseeing the development, which aims to create a destination retail environment that draws inspiration from the Lowcountry’s established town centers, such as Shelter Cove and Harbor Town.

Strategically located off Interstate 95 and U.S. 278 at Exit 8, Southpoint is designed to connect the surrounding areas of Bluffton, Hilton Head, Beaufort, Savannah, and Charleston. The first phase of the project will include significant improvements to traffic flow on I-95, which will also enhance access to the Buc-ee’s travel center, a key attraction that will be situated within the development. Furthermore, the plan includes enhancements to stormwater management and traffic along U.S. 278 to better serve current and future residents.

Project Timeline

Construction for Southpoint is set to begin early next year, with some initial site work anticipated for late 2025. The project will be carried out in two phases; the first phase is expected to be completed by 2030, followed by the second phase, which aims for a 2032 finish date.

As Hardeeville has seen a significant population growth of 13,000 individuals over the last five years, the Southpoint project will address the rising demand for housing and amenities. Local officials project that Southpoint will provide diverse living options, including standard and workforce housing units, to meet the needs of residents.
