Port Wentworth – A significant property transaction has taken place in Port Wentworth, where a parcel of land comprising 762 acres has been purchased for $145,765,800 by PWCC Landco Main, LLC. This land, formerly owned by SPH 21, LLC, is set to be the site of the proposed Port Wentworth Commerce Center, marking a pivotal step in the city’s development.

The development agreement for this property was approved by the Port Wentworth City Council in December 2023, representing the largest warehouse development in the city’s history. The agreement establishes a commitment from SPH 21, LLC to prioritize local city projects in exchange for essential services, which include potable water, wastewater services, and the relocation of a section of Saussy Canal. Despite inquiries, SPH 21, LLC has not responded regarding the details surrounding the sale.

In addition to the commercial developments, Port Wentworth has seen notable residential activity. On May 15, a 6,009-square-foot home located on Skidaway Island was sold for nearly $4 million. The property features four bedrooms, six-and-a-half baths, and a picturesque view overlooking multiple barrier islands and Adams Creek. The buyers, R. Lawrence Van Horn and Scarlett Gilfus, are linked to Vanderbilt University.

As the city continues to grow rapidly, with a population surge of approximately 15-17% per year, city officials have approved the construction of a new 3,200 residential area that will encompass both apartments and houses. Furthermore, the city is in the process of approving plans for two new hotels and is considering additional hotel properties for future development.

Currently, a new industrial park spanning 165 acres is under construction, which will feature facilities including a Ghost Pirates practice area and a 5,000-seat amphitheater. In a related transaction, LBA Logistics acquired a 491,329-square-foot Class A industrial building at 50 Innovation Drive for $46 million from Lowe’s. This industrial property boasts 32-foot clear heights, 106 dock-high doors, and ample trailer and vehicle parking. Its strategic location near major highways and proximity to Savannah/Hilton Head International Airport and Georgia Port Authority’s Garden City Terminal adds to its appeal for logistics and distribution purposes.

The influx of development has prompted city officials to enhance transportation infrastructure to manage the increased traffic resulting from this growth. Furthermore, the council has recently approved a change in zoning for the Hesters’ 12.2 acres of land from residential to commercial use. This development agreement opens up opportunities for new services, responding to requests from local residents.

The Meinhard Station development adjacent to the new Ghost Pirates Training Facility will feature tenants such as Radisson Hotel, Topgolf, and a solar energy microgrid, plus space designated for additional offices and parking. The council passed this development agreement with a 5-1 vote despite local concerns regarding the developer’s history of litigation against the city.

Port Wentworth’s Mayor Gary Norton has expressed optimism about the future, suggesting that the ongoing development projects could lead to new medical facilities and small businesses, fostering further economic growth within the city.

As these developments unfold, Port Wentworth is poised to transform its landscape and enhance the living and working conditions for its growing population.
